Once a quarter, near the beginning of each season, I will inspect the following areas throughout your home and if any work beyond the standard 5 minute task is recommended, I will provide you with a written estimate, and upon your approval, begin performing the work on the spot!
Seasonal Services Provided
Quarterly Services: Each quarterly visit, I inspect the following areas and perform the maintenance as described below.
Each task below takes on average 5 minutes to address, i.e., inspect, replace, lubricate, etc. If additional work beyond this point is recommended, I will provide for your approval, an itemized labor and materials estimate prior to doing the work:

Test smoke and CO2 detectors for proper operation

Check fire extinguishers for full/empty charge status

Replace light bulbs, as requested

Inspect/lubricate doors, hinges, and locks as needed

Inspect/lubricate sliding door tracks as needed

Check/lubricate window operation as requested

Check for drywall cracks and nail pops

Replace HVAC/furnace filter

Inspect hot water heater for signs of leaks

Assess/touch-up exterior/interior caulk condition

Assess paint and siding condition
-
Check bathroom grout condition for cracking and mildew buildup

Check faucet aerators for sediment build-up

Check toilet operation
-
Check bath fan operation
-
Clean dishwasher filter

Inspect clothes washer hose condition

Inspect dryer vent for lint build-up
Winter & Spring Specific (December/March)

Replace refrigerator water filter (as needed)

Change batteries in smoke/CO2 detectors, every six months

Turn off exterior water, detach hoses, and store for winter

Turn on exterior water and attach hoses, spring

Inspect door weather stripping condition

Inspect tree branches and shrubs for house contact

Inspect attic for animal, air, and water penetration

Lubricate garage doors, annually

Replace garage opener batteries, annually

Clean HVAC return vents

Inspect dehumidifier damper for proper HVAC setting and operation

Inspect hose bib integrity

Check refrigerator coils for dust build-up & vacuum as needed​
What does a seasonal maintenance plan cost and how does it work?
The cost for the Seasonal Maintenance plan is $650 per quarter, paid in four (4) equal payments. This includes the labor and many materials under $15 dollars, including most light bulbs, most furnace filters, caulking, and basic items like screws, batteries, lubricant, and weather stripping. However, for those areas requiring more work beyond the standard 5 minute task, you will receive an itemized estimate for both labor and materials prior to doing the work. And upon your approval, I will provide you with an invoice for the additional labor and materials following your appointment.​
While I am confident you will be satisfied with this service, you may certainly cancel this service plan for any reason. I just ask that you let me know one (1) month prior to your next scheduled quarterly assessment.
